The character is established, secure, family-oriented, and globally connected through the equestrian season.

Wellington was planned in the 1970s by developer Lord Charles H. B. E. Eccles, who envisioned a community of equestrian estates and golf around the Palm Beach Polo Club. The village incorporated in 1995. The equestrian focus took hold in the 1980s and 1990s, and the Winter Equestrian Festival made Wellington the winter home of the international horse world, shaping the village's character and real estate ever since.
Wellington's economy is anchored by the equestrian industry, which supports stables, trainers, veterinarians, and related businesses, plus the commercial corridors along Forest Hill Boulevard and State Road 7. The town center and the village's commercial districts supply retail and dining, and many residents commute to West Palm Beach and the coastal economy.

Equestrian properties trade on a separate scale and are not captured in citywide medians
Wellington's headline median of about $650,000 (Redfin, three months ending August 2026, down 3.0% year over year) reflects the village's broad stock of gated family communities. The equestrian estate market is a separate tier: horse properties with acreage, stables, and dressage arenas trade well into the millions.
The golf and lakefront communities, such as Olympia and Grand Isles, anchor the premium non-equestrian tier, while the equestrian areas hold the very top of the market, driven by the international demand of the winter season.
Average sale price and months of supply are not consistently published for the village, and equestrian properties require property-specific valuation. Contact for current information.

Waterfront, insurance & ownership
Wellington's water is mostly man-made lakes and ponds. Flood and insurance considerations apply to lakefront and low-lying lots, and hurricane resilience shapes every Florida purchase. For equestrian properties, drainage and land considerations add another layer. We review these for the specific property you are considering.
Lakefront and low-lying lots can fall within flood zones. We verify the current FEMA map and any elevation certificate before advising.
Flood coverage may be required on lakefront and low-lying properties, separate from homeowners insurance. Premiums vary by zone, elevation, and construction.
We review roof age, impact protection, and, for equestrian properties, barn and outbuilding construction and storm planning.
On lakefront lots we assess seawall or shoreline condition, and on equestrian acreage we review drainage and land quality.
Most planned communities have HOAs. We review current fees, reserves, rules, and any pending special assessments.
For condominiums and townhomes, we review the association's financials, reserves, and pending assessments before advising.
