The new Palm Beach: river, inlet, and waterfront living.
The neighborhood
Jupiter sits at the northern end of Palm Beach County, where the Loxahatchee River meets the Atlantic at the Jupiter Inlet. It has become one of Florida's most sought-after waterfront markets, often called the new Palm Beach.
The market spans riverfront and oceanfront estates, gated communities like Admirals Cove and Jonathan's Landing, and a family-friendly town center at Harbourside Place.
What sets Jupiter apart is its setting and its scale: the river, the inlet, and the Atlantic frame the town, while a deep stock of gated waterfront communities and the family-oriented Abacoa development give it both water and community.
The market is tight and waterfront-driven. We price from property-level evidence, because river, ocean, and inland segments trade very differently.

City & community overview
Jupiter is a town of roughly 25 square miles at the northern end of Palm Beach County, where the Loxahatchee River, the Intracoastal Waterway, and the Atlantic Ocean meet at the Jupiter Inlet. It combines the historic Jupiter Inlet Lighthouse, a deep stock of gated waterfront communities, the family-oriented Abacoa development, and the Harbourside Place town center. The character is outdoors-driven, family-oriented, and increasingly one of Florida's premier waterfront markets.
Jupiter's population was estimated at 62,987 as of July 1, 2024 and 62,350 as of July 1, 2025 (U.S. Census Bureau QuickFacts, Vintage 2024 and Vintage 2025), up from 61,098 at the 2020 Census.
Jupiter's recorded history runs to the early 16th century, when Spanish explorers named the area after the Roman god. The Jupiter Inlet Lighthouse, built in 1860, became the town's landmark, and Jupiter developed as a small fishing and resort community. The opening of the gated communities in the late 20th century, the Abacoa development in the 1990s, and the Harbourside Place town center in the 2010s transformed it into one of Florida's fastest-growing luxury and family markets.
Jupiter's economy is anchored by the town's commercial corridors along US-1, Indiantown Road, and Donald Ross Road, the boating and marine industry around the inlet, and the growing corporate and medical presence in the northern county. Harbourside Place supplies the town center's dining and events, and many residents commute to West Palm Beach and the county's employment centers.
Jupiter sits at the northern end of Palm Beach County, served by I-95, the Florida Turnpike, US-1, and the Crosstown Parkway extension. Palm Beach International is about 35 minutes south, West Palm Beach about 30 minutes, and Fort Lauderdale about 45 minutes south.

The best riverfront and oceanfront estates anchor the top of the market
Jupiter's headline median of about $670,000 (Redfin, three months ending May 2026, down 5.0% year over year, about 65 days on market) reflects a mix that includes the town's family and inland stock. The waterfront market is a different tier entirely: riverfront and oceanfront estates and the gated communities trade well into the millions, with the best addresses in the tens of millions.
The market's strength is its deep-water boating access, the scarcity of riverfront and oceanfront land, and the town's family appeal. New waterfront residences and Intracoastal developments continue to add premium product.

Waterfront, insurance & ownership
Jupiter's river, ocean, and Intracoastal properties carry flood, insurance, and structural considerations that are central to every purchase. We verify flood zones, elevation, insurance, and seawall or dock condition for every waterfront property before you commit.
Riverfront, coastal, and Intracoastal areas lie within FEMA flood zones. We verify the current FEMA map and any elevation certificate for the property you are considering.
Flood insurance is typically required for waterfront and coastal units and is separate from homeowners coverage. Premiums vary by zone, elevation, and construction.
We review impact glass, roof systems, elevation, and, for condominiums, the building's reserve funding and post-storm assessment history.
For river, Intracoastal, and canal homes, we assess seawall integrity and dock condition, which are significant maintenance costs and resale factors.
We verify deep-water access, bridge clearances, slip ownership, and marina availability for larger vessels.
Association financials, reserves, and pending assessments are critical for condominiums. We review the documents for every building you consider.
