The opportunity
New product, new rules, new leverage.
Pre-construction and new construction give buyers what resale rarely can: current-generation floor plans, the latest finishes, and often the best pricing a building will ever offer. But the transaction is a developer contract, written to protect the developer, and the timeline runs in years, not weeks.
Our role is to level that contract. We compare developer track records, negotiate deposit structure and cancellation terms, verify what the incentives actually cost, and price the finished product against the resale market so the premium for new is a conscious choice.

What to understand before you sign.
Deposit structure
Deposits typically run 10% to 20% of the purchase price, often staged across contract, groundbreak, and topping out. We negotiate the schedule and the terms that protect your capital.
The timeline
From contract to closing, most towers run two to four years. The buyer who succeeds plans financing that can wait and a current home that can flex.
Incentives
Closing cost credits, furniture packages, and HOA fee abatements are common. We translate every incentive into its real dollar value and negotiate for the ones that matter.
The developer contract
Cancellation rights, assignment provisions, and what happens if the timeline slips are all negotiable points. We negotiate them before you sign, not after.
Questions buyers ask
New construction, explained.
Is buying pre-construction cheaper than buying resale?
Often the entry pricing is the best a building will offer, but not always. We price the finished product against today's resale market for comparable buildings, so you know whether the premium for new construction is justified, or whether a resale in a proven building is the smarter buy.
What happens to my deposit if the project is delayed or canceled?
It depends entirely on the contract, which is why the terms matter more than the views. We negotiate cancellation and refund provisions before you commit, and we verify the developer's track record of delivering on schedule.
Can I negotiate on a new construction home?
Yes, more than most buyers assume. Price, deposit schedule, incentives, and contract terms are all negotiable, particularly in buildings with inventory to move. The leverage comes from knowing the developer's position and the market's, which is exactly what we bring to the table.
