Miami luxury holds the top of the national board

Miami luxury prices rose 18% year over year in July 2026, the largest gain of the 50 largest U.S. metros, per Redfin. The driver is scarcity at the top: waterfront inventory is tightly held and the buyer pool remains global and all-cash.

October 2026 · Daily note

Fort Lauderdale waterfront keeps its premium

Fort Lauderdale’s luxury median climbed above $2.4 million, up more than 15% year over year, per The Real Deal. Deep-water access and direct ocean routes remain the strongest value drivers in Broward.

September 2026 · Daily note

The $10 million tier is still transacting

South Florida recorded 361 sales above $10 million in 2025, the second-highest total on record, according to Million Luxury. The top of the market is active, and the most consequential sales remain the quietest ones.
