North Palm Beach

A quiet waterfront village north of the island.

The neighborhood

North Palm Beach is a waterfront village on the Intracoastal Waterway just north of the Lake Worth Inlet, developed around the yacht club, golf, and a series of marina communities. It offers the Palm Beach County waterfront at a quieter, more residential pace than the island.

The village was planned in the 1950s around golf and water, and its character is still defined by the village-owned country club, the waterfront condominium towers, and the gated community of Old Port Cove with its marina.

John D. MacArthur Beach State Park sits at the village's northern edge, and the marinas, the yacht club, and the nearby inlet make boating a way of life. Daily needs are minutes away in Palm Beach Gardens and West Palm Beach.

The housing mix spans single-family homes on the water, golf-adjacent lots, and condominiums with boat slips, giving buyers a range of entry points into the northern Palm Beach County waterfront. Inventory is limited and the market is stable.

The village has kept that postwar, waterfront-suburban character ever since.

Waterfront premium

Wide spread

Intracoastal, Old Port Cove, and marina properties trade well above the village median

North Palm Beach's headline median was about $510,000 for the three months ending May 2026 (Redfin, down 4.7% year over year), with Movoto's September 2026 figure at $529,900. That median is condo- and townhome-weighted: MLS data put the September 2026 single-family median near $1.08 million, though on only five closings.

The village's real premium sits on the water. Intracoastal homes, Old Port Cove, and the marina communities trade well above the citywide medians, and that waterfront has held its value through the market's broader moves.
