Gulf Stream

A quiet oceanfront village of estates and golf.

The neighborhood

Gulf Stream is a small oceanfront town on a barrier island between Delray Beach and Manalapan, known for large estate lots, direct oceanfront and lakefront homes, and the private Gulf Stream Golf Club at the village center. It is one of the most discreet and exclusive addresses in Palm Beach County.

There is no commercial downtown. Life in the town revolves around the beach, the lakes along the Intracoastal, and the golf club, while the restaurants, shops, and galleries of Delray Beach are minutes to the north and Boca Raton minutes to the south.

The housing stock is almost entirely large single-family estates on generous lots, many with direct ocean or lake exposure. Inventory is minimal and turnover is low, so sales happen quietly and mostly to qualified buyers.

Because so little trades publicly, Gulf Stream pricing is best understood from property-level evidence rather than citywide averages. We work this market discreetly, tracking the few sales that occur each year to price the specific property you are considering.

Luxury entry

Low single-digit millions

Most sales land in the multi-million range; the best oceanfront lots trade higher

Gulf Stream is an ultra-low-volume market. PBP Real Estate's Palm Beach County MLS data put the median single-family sale price at about $4.92 million through mid-2026, and Homes.com's trailing-twelve-month figure was about $4.8 million. With only a few sales each year, any single statistic is a snapshot rather than a trend.

What makes the town distinct is turnover: inventory is minimal, residents stay for decades, and most transactions are quiet. Public figures understate the market because the best properties often trade before a listing is ever published.

Town-level days-on-market data and condominium statistics are not consistently published. For a specific property we verify recent sales on the same street or section. Contact for current information.

FEMA flood zones

Both the ocean side and the lake side of the town lie within FEMA flood zones. We verify the current FEMA map and any elevation certificate for the property you are considering.

We review impact glazing, roof systems, elevation, and storm history for every estate before you commit.

Seawalls & bulkheads

For lakefront and Intracoastal-side properties, we assess seawall or bulkhead condition, a major maintenance and resale factor.

Beachfront & coastal permits

On the ocean side, erosion, seawall requirements, and coastal construction permits are critical. We verify them for any direct oceanfront property.

Club & community rules

Properties at or near the golf club can carry membership, approval, and architectural review requirements. We itemize them in advance.

What is the real estate market like in Gulf Stream?

Gulf Stream is an ultra-low-volume market of large estates, with median single-family sales around $4.8 to $4.9 million in the most recent published data (PBP Real Estate and Homes.com, 2026). A handful of sales each year means every number is a snapshot. Most properties trade quietly, and we price from property-level comparables. Contact for current information.

What makes Gulf Stream so private?

The town has no commercial district, no downtown, and a deliberately small resident base. Wide estate lots, low density, and the private golf club at the center give the village a gated-by-character feel even though most streets are not gated in the formal sense.

Are there waterfront homes in Gulf Stream?

Yes. Direct oceanfront estates sit on the Atlantic side of the town and lakefront homes sit on the Intracoastal side, with many properties offering substantial water frontage on wide lots. Waterfront inventory is the most tightly held in the village.

What schools serve Gulf Stream?

Gulf Stream is served by the School District of Palm Beach County, with the town's coastal zone mapping to Banyan Creek Elementary, Carver Middle, and Atlantic Community High School in Delray Beach per the 2025-26 feeder patterns. Many families choose private schools in the area, including the Gulf Stream School in town.

How accessible is Gulf Stream?

The town sits between A1A and the Intracoastal, with I-95 and the Florida Turnpike minutes west. Palm Beach International Airport is about 30 minutes north, Fort Lauderdale-Hollywood International about 40 minutes south, and Atlantic Avenue in Delray Beach is a short drive north.

Is Gulf Stream a good place for a second home?

Gulf Stream has a long tradition of winter and seasonal residences, and the town's privacy suits that lifestyle well. Buyers should plan for low turnover when they eventually sell, which is why the property itself and its street-level evidence matter more here than in most markets.
