Miami, Fort Lauderdale, or Palm Beach: Choosing Your Market

2026-10-13 · 5 min read · By Kelby Contreras

Florida luxury is not one market. Miami, Fort Lauderdale, and Palm Beach each have their own skyline, their own buyer pool, and their own rhythm. Choosing between them is less about which is best and more about which fits how you actually want to live, invest, and move.

Miami: the global city

Miami is the international market, the one with the skyline, the art scene, and the year-round calendar. Luxury buyers here are choosing energy: Brickell's financial district, Edgewater's new towers, Coconut Grove's bayfront calm, all within a city that moves fast. Miami's luxury segment has led the state in price growth, with a median luxury sale price around $4.9 million in mid-2026, according to Redfin. If you want the city itself, Miami is the answer.

Fort Lauderdale: the waterfront

Fort Lauderdale is the boater's market, built on the Intracoastal and hundreds of miles of canals. Its luxury tier is more residential and more water-driven: deep-water docks, direct ocean access, and homes designed around the lifestyle of the water. It is also a market in transition, with a wave of modern waterfront builds arriving alongside the classic mansions. Buyers choosing Fort Lauderdale are choosing the water first and the city second.

Palm Beach: the island

Palm Beach is the market of permanence. The island operates at its own scale, with a median single-family sale price above $12 million in recent years and a culture of discretion that makes off-market the norm. Boca Raton, at the county's southern edge, offers the same pedigree with a more family-oriented, club-driven rhythm. Buyers choosing Palm Beach County are choosing tradition, privacy, and a market that rewards patience.

How to decide

Start with the use case. Is this a primary residence, a second home, or an investment? How much of the year will you actually be there? Does the property need to produce income, or is it about lifestyle? Then let the data speak: absorption, inventory, and price trends in the specific buildings and streets you are considering, not the headline averages.

The right market is the one that fits your plan. That is the conversation we have with every buyer, and it usually settles the question faster than any market report.
