Renters in eight major U.S. metro areas now need six-figure salaries to afford median rents, with Los Angeles requiring $119,000 and Miami $110,000. San Jose is the most expensive, needing $137,000, though wages there keep pace with rent. Nationally, average rent rose 34% since 2020, outpacing wage growth of 23%. Some cities like Buffalo and Oklahoma City remain more affordable, with renters spending 23% or less of income on rent.
Purchased my first home during the pandemic in February 2022, in Marbella development. Was able to get a great deal at 417k, now they are selling at 485k This was home first property purchase out of state. I’m in NY. Kelby was great in helping me find a home to buy in Miami. Also he was able to find me a renter in two days much quicker than I had expected. Also just recently he was able to communicate with tenants to see if they wanted to renew their lease. I don’t speak Spanish. It turned out that I was able to negotiate rent at a higher price. So far this is the best investment ever, especially with the help of leverage using debt. Plus the benefit of buying new development, I didn’t need a property manager cause I already had 3 super available if there were any issues. Kelby was quick at finding qualified tenants for my home and great at speaking to tenants to see if they wanted to renew the lease.
